June 2019 Market Watch Analysis

Here is our analysis of the real estate market in Sussex County, Delaware.  Statistics used here are based on Single-Family home sales through the end of June 2019, derived from the Bright Multiple Listing Service. They do not comprise all home sales in the market.

Active Listings/Current Inventory

As of the end of June, there were a total of 2,060 homes on the market, a slight decrease from the previous month’s end inventory of 2,066.  This represents a 7-month’s supply of inventory, with a current absorption rate of 300 homes sold per month thus far in 2019.

Closed Sales

For the first six months of 2019, sales of single-family homes in Sussex County are up 1% from last year, with 1,801 homes sold compared to 1,791 for the first six months of 2018.  The areas with the largest increase were the Milton/Harbeson/Broadkill Area, up 22% and Western Sussex County, up 12%.  The areas with the largest decrease are the Angola/Long Neck/Millsboro Area, down 8% and the Lewes/Rehoboth/Dewey Area, down 6% from last year to date.

Home Prices

The average sales price of single-family homes in Sussex County are down slightly compared to the first 6-month period of last year, $402,011 compared to $403,880, a less than 1% decrease.  The median sales price was down by 4% over the first 6-months of 2018, $297,000 compared to $308,490.

Pending Sales

Pending sales for the first six months of 2019 were up by less 3% over last year, with 1,967 homes going under contract through June of 2019, compared to 1,911 in 2018.

Days on Market

The average days on market for homes to go under contract has decreased by 12% for homes sold through June of this year compared to last.  In 2019, the current average days on market is 106 days, compared to 120 days through June of 2018.
