Active Listings/Current Inventory
As of the end of September, there were a total of 1,011 homes on the market, a decrease of 11% from the previous month’s end inventory of 1,132. This represents slightly less than a 3-month’s supply of inventory, with a current absorption rate of 383 homes sold per month thus far in 2020.
Closed Sales
For the first nine months of 2020, sales of single-family homes in Sussex County are up 15% from last year, with 3,451 homes sold compared to 3,009 for the first nine months of 2019. The areas with the largest increase were the Lewes/Rehoboth/Dewey Area, up 33%, and the Georgetown Area, up 28%. All areas of Sussex County showed an increase in the number of homes sold compared to the previous year.
Home Prices
The average sales price of single-family homes in Sussex County are up over the first 9-month period of last year, $450,103 compared to $408,181, a 10% increase. The median sales price increased by 13% from the first 9-months of 2019, $340,000 compared to $301,000.
Pending Sales
Pending sales for the first nine months of 2020 are up by 25% compared to last year, with 3,808 homes going under contract through September of 2020, compared to 3,048 in 2019.
Days on Market
The average days on market for homes to go under contract has decreased by 8% for homes closed through September of this year compared to last. In 2020, the current average days on market is 96 days, compared to 104 days through September of 2019.
